New Effingham County Industrial Development Authority Headquarters

Serving as a catalyst for economic growth along the Highway 21 corridor, this 30,622-square-foot Class A office building will house the Effingham County Industrial Development Authority (ECIDA) headquarters while providing flexible, leasable office space for future tenants. The two-story, steel-frame building is designed with high-performance exterior materials and a modern workplace layout to support both public and private sector users.
The interior program includes ECIDA administrative offices, conference and collaboration spaces, and technology-enabled meeting rooms, alongside adaptable suites intended for a range of commercial tenants. Site improvements include new parking, pedestrian circulation, landscaping, stormwater management, and utility infrastructure sized to support future growth.
Hussey Gay Bell is providing integrated architectural and engineering services for the project, which is being constructed by Evans General Contractors and is anticipated to be completed in January 2026.
