Project consisted of the design/build of a new 1 million SF global exports facility in the 2,700-acre Savannah Gateway Industrial Hub (SGIH) in Effingham County, Georgia. This is the first project to be designed and constructed in the industrial park and also includes the planning, approval and installation of the new rail system for SGIH. 610,000 SF of the 1,000,000 SF is build-to-suit for A&R Logistics. The remaining space will be upfitted for new tenants. The A&R Logistics space is fully sprinklered and includes a 4,000 SF admin suite, 850 SF truck dock office suite, vacuum system for extracting pellets from rail hopper cars placed within a 60′ high clear pop-up tower, process equipment for packaging and palletizing the pellets, rail and uncovered rail dock in the rear and truck loading docks in the front, attached and free-standing rail loading canopies with fall protection, truck scales, and motorized rail doors. Project features electrified access control systems at all exterior openings and at the admin suite. The truck loading docks include pit levelers, and there are two drive-in ramps into the building. Project required intimate coordination with specialty rail design due to site-bisecting rail. Site design also included 14.5-acres of wetland preservation for Coastal Stormwater Supplement runoff reduction credits.
