A Facility That Delivers Local Jobs

Hussey Gay Bell is providing architectural design services for the proposed new distribution facility, the Meridian-Hooker Furniture Warehouse building, to be located in the Georgia Ready for Accelerated Development (GRAD) certified Tradeport East Business Center in Liberty County, GA. The $23.5 million building will be 1,426,000 SF and will deliver 50 new jobs to the area. Job opportunities will include warehouse supervisors, shipping and receiving administrators, forklift operators, inventory control coordinators, and loader/unloader positions.

Meridian-Hooker Furniture Warehouse will initially occupy 798,560 SF of the space with 627,440 SF remaining as future expansion space. A demising fence will be installed to separate the two areas. The column bay spacing will be 56’ x 50’ typical, with 60’ deep loading bays. The clear height will be 40’ to the underside of joist at the first row of interior columns. Exterior walls will be load bearing tilt up concrete panels. The building will include approximately 80 dock doors with pit levelers and 4 drive in doors at either end of the truck court. Additional dock positions will be provided with knockout panels at the exterior walls. The roof structure is joist and girder and the roof system is TPO on rigid insulation. The design will include pop-up corner entrances at the two front corners of the building. The Meridian-Hooker Furniture Warehouse area also includes 2 separate office areas. The front office area is approximately 5,000 SF and includes a showroom, private offices, and toilet facilities. The back office area is approximately 1,500 SF and includes a break area and toilet facilities. The facility will be fully fire sprinklered. The building exterior will be very similar to the Wayfair building at Georgia International Trade Park.

Of note, the location of this distribution center also provides the ability to reach nearly all of the U.S. population within 36 hours, reducing transportation costs, and increasing operating efficiencies. The location’s proximity to the Port of Savannah also played a major role in the project, as Meridian-Hooker is expected to import more than 8,000 cargo container units a year.
