Rail-Served Warehouse Gets First Tenant

Project consists of a new 1,000,000+ SF OmniTRAX warehouse for Broe Real Estate in Gateway Industrial Hub in Effingham County. 610,000 SF of 1,000,000 SF will be build-to-suit for a plastic manufacturing tenant and the remaining space will be vacant tenant space for now. The plastics tenant space includes a vacuum system for plastic pellets and a 60’ high clear pop-up space. The space will include rail in the rear and truck loading docks in the front. The rail dock is not covered. There will be 5 motorized rail doors. The truck loading docks will include pit levelers, and there will be two drive-in ramps into the building. The building structure is concrete tilt-wall with structural steel columns and roof joists. A clear height of 36’ is required at the first row of interior columns. The roof system is Thermoplastic Polyolefin (TPO).

The project delivery will be Design+Build.

As a subconsultant to Evans General Contractors, Hussey Gay Bell is providing architectural design; site/civil engineering including layout of site improvements, parking and traffic signage, erosion and sediment control measures, paving, grading, drainage, on-site water and gravity sewer; landscape design; permitting; and construction contract administration.
